You’re interested in renting a residential apartment or home from Investors Realty Group? Great! Below is a list of everything that you need to know and do to apply, get approved, and get moved in. This applies to apartment, condo, townhouse and single family home rentals. Different procedures apply for commercial properties.
- Complete the pre-screening questionnaire for the property that you are interested in.
- Schedule a showing.
- Apply online. Your application fee covers our screening through Transunion. Screening typically takes 24-36 hours.
- Within 24 hours of being approved, we will send you a lease for e-signature. Take your time and read through the lease carefully. We never want there to be any misunderstandings, so ask us any questions that you have before you sign the lease.
- Once the lease is signed, we will create your tenant portal in Turbo Tenant, and post your move-in charges (security deposit, rent, and any pet fees). Review and pay these.
- Even though you've been approved, your rental is not secured until we receive your security deposit. As soon as you sign your lease, pay this next.
- Before you can move in to your new rental, we need to receive your first FULL month’s rent. This means that, if you move on the 15th of the month, you will pay a full month’s rent before move-in, and then on the first day of the following month, you will pay the pro-rated amount from the month that you moved in.
- You can pay your security deposit and first month’s rent online through the link we send you to Turbo Tenant, or you can pay at any Huntington Bank using the instructions in your lease. If you are paying your first month’s rent online, this needs to be completed 4 business days prior to move-in. You can also bring a bank or cashier’s check to your move-in.
- Place the required utilities in your name and email us a copy of your confirmation. This will typically be gas, electricity and water.
- Send us a copy of your renter’s insurance certificate. If you do not have renter’s insurance, check your lease for the requirements and then get your policy right from your tenant portal.
- If the rental you are moving into is vacant, we are happy to set up a walk-through before your move-in date, so that you can take photos, measurements, etc.
- We will give you a list of contact information for your local government so that you know when to put out your garbage.
- If you are renting a single family home, you will be responsible for snow removal and lawn care.
- Enjoy your stay, and if you ever have any issues, just submit a maintenance request through your tenant portal.
